I break the home selling process down into three steps: Brand, Reach, and Close.

Brand: Understand Why You're Selling

What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or nicer home? Do you need to sell it as soon as possible to facilitate a move to a new city or area?

Once you understand your needs, you can better craft your offer. For example, if you need to sell quickly, you might want to price your home lower than if your goal is to make a certain profit margin. Understanding why you're selling allows us to create a marketing plan around a clear goal.

Brand: Determine List Price

The successful marketing of a home involves finding the right listing price that best reflects the value of your property. This is a vital step. We will do a deep dive into your home's value and present you with the market data for your area. This data allows us to help you understand the realities of your market and illuminate our pricing considerations for your home.

Positioning yourself in the market is vital to how your home performs. You will save time and money by avoiding the need for correction.

The Brand

Now, we can begin to brand your home. This starts by identifying the ideal buyer for your home so all of the marketing materials are consistent and speak to them. Your home will take on a cohesive feel throughout, which helps display its natural character. This is done through professional cleaning, staging, and photography. We don’t cut corners when it comes to how your home shows in-person and online. It takes 7 seconds to make a first impression and you only get one chance at it.

REACH

Reach is the action plan on how we reach the ideal buyer for your home. The “average” agent’s marketing plan includes putting your home on the MLS, putting up the yard sign, and sitting in your home when they have an open house. We still put your home on the MLS, use yard signs, etc., but our marketing plans go above and beyond what the average agent offers.

Our marketing plans are designed to create excitement around your home that brings in buyers. We create a website for your home, use social media campaigns, agent-to-agent referrals, traditional print media, and open houses in our marketing plans. Everything is sent out or goes live in a specific sequence to build up to a launch day; to create that excitement and exclusivity.

Close: Evaluate Offers

Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. We will evaluate each offer and make sure the party making the offer is prequalified or pre-approved by a mortgage lender and that their offer is acceptable to you. This is the time that we evaluate all the offers, and you have the option to accept, decline, or counter-offer.

The Close

Everything we do is to lead us to this step. Through cohesive branding and aggressive advertising, we can bring in strong offers on your home. You can rest assured that we are working diligently to ensure the best outcome and sales experience.  Once you decide to move forward on an offer, all of the contracts and paperwork associated will be explained so you understand everything you are signing and being presented with.
